Two lots, sold as one

Lots 10‑2 and 10‑3 are sold together as a single 2,113.15 m² parcel. Buyers can pursue the site as one larger development, or as two separate homes on the two underlying titles. An existing concrete retaining wall, roughly 5 m high and 100 m long, together with the excavation works that prepared the site for building, represents just over €200,000 of completed work, included in the price.

Permit history

A building permit was issued for an approved design of two connected buildings of 8 units each, 16 units in total. That permit has since expired. A buyer can reinstate it as-is, or commission a new design under the same zoning parameters. The choice is theirs.

The plot

This parcel, on the ground

Both titles, drawn from their official topographic surveys and plotted on satellite imagery. The other Solygia listings are shown faded for context.

Boundary shown is digitized from the official topographic surveys for lots 10‑2 and 10‑3 (EGSA87 coordinates, converted to WGS84). For orientation only: confirm exact boundaries on site with a licensed surveyor before purchase.

Chapter 1

The land, as it stands

2,113.15 m² across two adjacent titles, on elevated ground above the Saronic Gulf. Bare land, clear title: the starting point for everything that follows.

Chapter 2

A retaining wall, already built

Just over €200,000 of work already completed on site, covering the concrete retaining wall (about 5 m high and 100 m long) and the excavation that prepared the site for building. These works are included in the price.

Chapter 3

A design once approved

A design for two connected buildings, 16 units in total, received a full building permit, since expired but reinstatable. The drawings exist; a buyer can pick up where they left off, or start fresh.

Chapter 4

What could come next

Concept renders further down this page sketch out alternative directions, illustrations only.

The view

Looking out from the land

Standing on the site, the ground falls away toward the water: an uninterrupted outlook across the cove and out to the Saronic Gulf, with the local beach a short walk below.

Previously approved design

Permit lapsed, reinstatable

Unlike the concept renders above, the drawings below are the real, previously approved technical plans for two connected buildings, 16 units in total, on this site. The permit that approved them has since expired. A buyer can apply to reinstate it as drawn, or design afresh within the same zoning parameters. The approved design was produced by architect Archontis Tserakonstandis for developer Sofico, who also delivered the existing retaining wall.
